Overnight rates run ₱13,000 to ₱38,000 per villa, per night — for the whole villa, not per person. Four standalone houses in Pansol, Calamba, Laguna, each with its own chlorine-free hot-spring pool, about 1 hour from Manila.

How villa pricing works here

One villa, one price, one group. You are not booking a room in a resort or a slot at a shared pool — you are booking a standalone house with its own gate, its own kitchen, its own parking and its own hot-spring pool, and the whole thing is yours for the booking window. Nobody else swims in your water.

That is why the rate is quoted per villa per night rather than per head. A group of 12 and a group of 22 pay the same for Villa 1. It also means the honest way to compare us with a per-person resort is to divide our villa rate by your actual headcount — the larger your group, the further the number falls, and the four villas are sized so that most groups land on exactly one of them.

There are only two price levels on the calendar: weekday (Sunday to Thursday) and weekend (Friday and Saturday). No seasonal surcharge is layered on top of a normal weekend, and there is no minimum stay — one night is a completely normal booking here, which is how most of our guests come.

Villa 2 and Villa 3 sit at the same price. That is deliberate — they are equivalent economically, and neither is a premium tier over the other. Choose between them on layout and headcount: Villa 3 is the larger footprint and takes the biggest groups, Villa 2 packs more bedrooms directly onto the pool deck.

Why weekends cost more — and how to pay less

Saturdays in Pansol sell out first, and Friday nights behave like Saturdays: a large share of the district's demand is compressed into two nights a week. Weekday nights are the same villa, the same pool, the same water and the same privacy at a lower price, simply because fewer people can take a Tuesday off.

If your date is flexible, the single biggest lever on what you pay is moving your stay from Friday or Saturday to any night from Sunday to Thursday. Nothing about the stay changes except the number — and because the property is about 1 hour from Manila, a midweek night is genuinely practical: leave after work, be in the pool that evening, be back the next morning.

Long weekends and the Christmas–New Year and Holy Week windows behave like weekends and book earliest, so those dates are worth reserving well ahead rather than hunting for a late deal.

What the rate includes

The villa rate covers exclusive use of the whole house and its grounds for your booking window:

  • Your own private hot-spring pool — chlorine-free Mt. Makiling mineral water, temperature-regulated, and a jacuzzi
  • The entire villa: air-conditioned bedrooms, living and dining areas, and a full kitchen
  • BBQ grill and space to cook for a crowd
  • Free, gated on-site parking dedicated to your villa, with 24/7 security
  • Fast Wi-Fi throughout
  • Videoke in the villas that have it, and the pool and garden features listed on each villa page
  • No shared pool, no shared kitchen, no other group inside your gate

Bringing your own food and drinks is welcome and expected — the kitchens are built for crowd-cooking. Whole-roast lechon carries a small corkage, and outside catering, mobile bars, sound systems and photo booths are arranged as paid add-ons with a few days' notice.

What is charged on top

We would rather you saw this list before you book than after. None of it is compulsory, and a normal stay involves none of it:

  • Early check-in / late check-out — charged by the hour, subject to availability. Ask at booking.
  • Extra guests above the villa's cap — a per-head charge; tell us your real headcount and we will size the villa properly instead.
  • Pets — welcome by prior arrangement, kept out of villa interiors, with a small pet fee per pet.
  • Towels — available for rental; they are not included, so many guests simply bring their own.
  • Add-ons — catering, mobile bar, boodle feast, butler service, massage, cooking gas, extra mattresses and bedding, all priced per item on request.
  • Cleaning fee — a per-stay fee applies on the travel platforms; booking direct on this site keeps your quote simple.

The exact amount for any of these is confirmed at booking or by message, and every one of them is shown to you before you pay. There is no resort fee, no service charge added at check-out and no surprise line item on departure.

Booking direct is the lowest rate we offer

You will find California Beach Pansol on travel platforms, and you are welcome to book there. But the rate we load onto those channels is higher than the rate we publish here, because those platforms take a commission on every booking and that commission has to come from somewhere. Booking direct on this site removes it — so the saving goes to you instead of to a middleman.

Direct guests also get the things a platform message queue handles badly:

  • A fast reply from our own reservations team, not a routed ticket
  • First call on early check-in, late check-out and added guests
  • Event scheduling — caterers, stylists, photographers, vendor access and power
  • The ability to actually talk to the people who run the property

Payment, confirmation and changing your dates

Full payment confirms the booking. When you reserve, we send simple payment and proof-of-payment instructions, and your dates are held for 24 hours while that comes through. Until payment lands, the date is not yours — Saturdays in particular move fast.

Payments are non-refundable and we do not issue cash refunds. What we do instead is reschedule. With three weeks (21 days) or more notice before check-in, you can move your booking subject to availability and a rescheduling fee of half the villa rate. Inside three weeks, the booking cannot be moved. Same-villa moves are much easier to fit than switching villas, and moving onto a higher-demand date can carry a rate difference.

Weather is the exception. If an official advisory affects safe travel or your stay, you may reschedule once within 30 days of your original date at no penalty, subject to availability. Because payments are otherwise non-refundable, travel insurance is worth considering for personal emergencies.

Rates are quoted as shown. A BIR sales invoice with 12% VAT is issued on request — tell us at booking if your company needs one.

Day-use and night swimming

Day passes and night-swimming visits — the pool and grounds without an overnight stay — are a separate product and are not priced on this page or on the public calendar. They are arranged on request, because the rate depends on the villa, the window and your group size, and availability is governed by the overnight bookings around them.

Send us your date, preferred hours and headcount through the day and night reservation page and we will confirm the villa and the rate. The privacy is identical to an overnight booking: the pool you reserve is yours, not shared.

How our rates sit against Pansol

Pansol's private-pool market spans a wide band, and a headline number tells you very little on its own, because what is behind it varies enormously: some listings price a section of a compound, some price a pool you share with whoever else booked that day, some quote per head and add a per-person charge on arrival, and some publish an attractive figure that only applies on a Tuesday in September.

Ours is a single number for a standalone house with a pool nobody else uses. When you compare, check three things on any listing you are weighing us against: whether the pool is genuinely private or shared, whether the quoted price is for the whole property or one unit within it, and what the price becomes for the actual number of people in your group. Those three questions settle most comparisons.

Our entry-level villa, the Casita, starts below where much of the premium Pansol band opens, and Villa 3 takes the largest groups on the property — so on a per-head basis the biggest villa, not the smallest, is usually the sharpest value here.
